Buyer Requested Details - 9-Acres off Dishno Road, Brocky Lake, Kipple Creek, Pond $18,888

This property is located off Dishno Road, a few miles north of US 41. The property is located directly across the street from Brocky Lake, and the DNR public access site. There are numerous sites on the property with great views of Brocky Lake, Kipple Creek, and the pond. The property has frontage on Kipple Creek, a pond, and another small tributary stream. The parcel consists of some lowlands on the northern and western portions. The remainder of the property consists of wooded high grounds with great topography, mature trees, and some nice rock outcroppings. A nice mix of mature conifers and hardwoods throughout. The southern boundary backs to CFA lands for access to thousands of acres for hunting and exploring. I do foresee some access issues related to crossing the lowlands on the northern portion of the property, from Dishno Road. There appears to be vehicle access from the south, crossing through the CFA lands. The property is located approximately 1/2 mile from Wolf Lake Road. From Wolf Lake Road, no plowing exists for Dishno Road. Winter access by snowmobile is very convenient, or one could walk from Wolf Lake Road (we did and it only took a few minutes). This property is very affordable, priced at approximately $2,000/acre. Would make an ideal place to build a small camp. Just a few minutes from US 41 and the towns of Champion, Ishpeming, and Marquette. The proximity to the public access site only makes this parcel more attractive. The views of the lake, creek frontage, pond, and mature trees really make this property ideal. Brocky Lake is known for great fishing and is not over developed. I did not note electric or phone services in the area, but I was able to get a signal on my cell phone from the high grounds. All in all this property gets our recommendation. There are not too many smaller acreages priced in this range, especially property with water frontage located across the street from a lake. Take a look at the pictures and videos and you will see what I mean. I would think this property will sell fairly quickly as spring is here and the market is heating up.
